Single Listing Pages
Listings...in all the hustle and bustle of making your website a masterpiece let's not forget that listings are the bread and butter and should not be overlooked. Sellers want you to market their property as much as humanly possible, and sometimes, it seems, even more than that!
There is more that you can do to get your listings out there than just adding them to your website. We recently wrote to you about featuring a listing in style with slideshows. If you're looking for that "something special" to help you please more of your home sellers, you should consider using single listing pages.
What is a 'single listing page' and why would I create one?
A single listing page is a page dedicated to one listing only. It would list the basic amenities and contain photos...but it would ideally go way beyond that. People visit a home to get a "feel" for it; it's largely an emotional thing. Why not create some of that emotional attachment before they even get to the property?
Let's look at an example of a great single listing page. It's not fancy, it wasn't put together by a professional designer, but it has heart - that's what you're going for.
Michael Katz of Blue Penguin Development featured an article in June of this year about how he came to write his single listing page.
He makes a good point in his article that when he looked for his home on Realtor.com he could hardly pick out the description of his home from the others. It was so general. As he said, "Here I am, sitting on a house and property that I know has many terrific, interesting, not so obvious qualities, and yet to any potential home buyer, these features are completely hidden by the established approach to marketing a home (i.e. six tiny photos and a one paragraph description)." He said he wanted, "A web site which tells the story of my house in a personal, authentic, more-than-just-how-many-bedrooms-and-bathrooms-does-it-have kind of way."

Ok, so if you clicked on that link, you probably spent some considerable time on that page. I don't want to move to Hopkinton, Massachusetts...but that didn't stop me from imagining what I would do if I had that house!
So how can you do this? First you need a website...isn't it convenient that you already have one? Next, you need to create a page. To do that, login to your Virtual Office and create a new page in your Page Editor. (If you plan to create more than one of these - which I hope you do - you may want to create a category called 'Single Listing Pages' to stay organized). Next, just start adding your "more-than-just-how-many-bedrooms-and-bathrooms-does-it-have" information.
Don't forget to take advantage of our Slideshow Builder, and other features to add to the page. You can even create a poll in Poll Manager to ask what your website visitors think about the page and/or the property. If you're having an open house, be sure to include a link to that information.
Once the page is ready, create a third level domain in your Virtual Office in the Domain Manager Third Level Domains section. I would suggest using the address of the property (for example, 123Oakdale.YourWebsite.com). Then include that address on all of your materials for that property.
