POP QUIZ - Property Marketing

Over the last several months we have highlighted some creative ideas for marketing your properties for sale.  We wrote about creating slideshows to give a good visual presentation for your listings.  We also wrote to you last week about single listing pages and how they can help potential buyers emotionally connect with a home you have for sale.  These are great ways to enhance your listings on your website, but we wanted to remind you about some of the property marketing basics such as flyers, virtual tours, newspaper ads, etc.

Did you know that the most important part of any advertisement for your listing is the headline?  Although items like price, photos, and media placement are important to the success of any ad, the headline is starred as the most important by most advertising experts.  You can certainly see this on your website, not just for your listings, but for any information to which you want to draw attention.  You may be selling a "fixer upper" or "starter home".  Do you know the best way to get that property the attention you want?

What about virtual tours?  We've all seen some spectacular tours of homes; some have grand musical introductions, some have a novelty theme, some highlight the current decor of the home.  While all of these things may appeal to some, most people are looking for a tour with the best highlights of a well staged home.  Consider the loading time of your virtual tour.  Will your website visitors even wait for it to load if the file is too large?  Consider also the running time of your virtual tour.  Short and sweet is never a bad deal; give the people what they want, and they will stay captivated...waste their time, and they may click somewhere else.

Consider fair housing and other laws when creating your advertisements.  You do not want to create an ad that will alienate any particular group or class whether directly or indirectly.  Also be aware of the facts about the property you are marketing.  Have you verified the upgrades the seller has told you about?  Are you sure you've made all the appropriate disclosures?  These are important to the success of your property marketing especially because they can directly affect the success of the sale in the long run.
