As a society, we have become more and more visual in nature! In almost anything we do, plan, or experience in our daily lives, visual stimulation has become the dominant sense that guides the way in which we seek, absorb, and then act on information. Keeping this in mind will certainly have an impact as you look for ways to improve your real estate website!
The two most prevalent groups that new and repeat sellers derive from today are approximately 44% by referral and about 30% from repeat clients. The three largest groups of new and repeat buyers are represented by 40% referrals, 13% repeat clients, and 7% Internet website contacts. That means that roughly 74% of sellers and 60% of qualified buyers are at some point, having or taking the opportunity to view your real estate website. With this in mind, let's see what suggestions we can make to effectively improve your chance of having them find what they need on your site!
Stand Out from the Crowd!
Bernice Ross, a national speaker, writes."many agent web sites already use "mashups." According to Wikipedia, a mashup "is a Web application that combines data and/or functionality from more than one source." In other words, if you have multiple photos on your website, a virtual tour, and mapping, you already are using a mashup. If you lack these features, it's important to add them to your existing site if you want to truly stand out from the competition."
A Call To Action: Challenge the potential seller or buyer to do something. Contact us TODAY! Let us show you the secrets of putting your house on the market. Let us show you how we can represent your current home in today's market, and attract qualified buyers. We can deliver your dream home, isn't it time you take the step-up? Make sure you tell that potential buyer or seller what exactly you can do for them, and why they should even bother contacting you at all. Success stories, testimonials, a list of your top ten transactions; all of these motivate your potential clients to action.
An Attractive Home Page: Take a good look at your current home, office, or favorite shopping center or restaurant. What does it look like from the outside? Is it colorful, inviting, warm, clean and attractive? Your homepage needs to be the same. Keep it clean, well-organized, user friendly, with some color, photos of available listings, and anything that tells that potential clients something about you and how you will treat them as a client!
An Easy and Efficient Contact Form: OK, I'm hooked! I want more information and I want you to contact me. How does a potential client get in touch with you if they decide that you are the real estate professional for them? Your homepage should have a form that they can fill out to request more information. It should include a place for their name, e-mail address, phone number, and a space for them to direct a question to you or your office for follow-up.
A Photo and Contact Info: Your picture needs to be included in the header, with an e-mail address, accurate phone numbers, and office address.
Visual Tours Engage the Casual Viewer: Include a visual tour of some of your most impressive listings. It shows the potential client that you are innovative and creative, and that their listing or a listing that they are looking for is available for them to view, and they don't even have to leave their own home to view it. Remember, if a client can view the various properties that you have to offer, they can get a better idea of what you offer them in the entire real estate transaction process.
Maps and Directions: Always include maps and directions to your listings. This will enable individuals to take the opportunity to get a sense of the neighborhood, their setting in the community, the surrounding areas, parks, shopping centers, schools, and recreational offerings. The more you can show your potential client on your site, the better likelihood that they will return to visit your website in the near future.
