Are You Twitter Worthy?


Too busy to blog?  Too busy for almost anything?

Don't worry, you can still Twitter.

Some people don't blog because they don't know what to write about.  The large unlimited text editor space sits before you, cursor flashing, taunting; hypnotizing you until you give in to a severe case of writers' block.  Some people think no one wants to hear what they have to say.  But more people than you might think actually want to know.  Don't believe me?  Even the social media 'faint of heart' have heard of MySpace and most likely Facebook.  It seems everyone has something to say and people are listening - in the millions!

What in the world is Twitter?

I'll tell you all about it!

Twitter is another way you can keep people updated on all things real estate; your listings, community info, etc.  It's a form of blogging called Micro-blogging that is becoming very popular, even for many who don't have a "traditional" blog.  Instead of a long blog post, these updates (aka 'tweets') are only 140 characters or less.  The updates can be made via Twitter's website, text message, instant message, or one of many available Twitter applications for your desktop or mobile device.  The character limit per update makes it easy to post with little pressure.  It's short, sweet, and to the point.

Why would you want to Twitter?

Trust me you want to, there's plenty of reasons.

You can also add a "follow me on Twitter" updates section to your blog and / or website.  This will automatically add your tweets for you so even people who aren't on Twitter can see your important updates.  This is great for your website to show people you are always in the know and able to keep them updated.  It's also a great way to get leads.  That's right, it is.

So what sorts of messages would you add to Twitter?

  • Just listed info
  • New price or other notable listing update
  • Open house - not just that you're having one, but Twittering from the Open House itself via a mobile device.  You can let people know what the traffic on the open house is, remind them of the features of the home and invite them to come down at that moment.  This is great if someone is following you via their mobile device and they're on the road, get your update, and decide they'll stop by the open house after all.
  • Community or neighborhood garage sale
  • Other important community and neighborhood events
  • Special promotions being offered by you or your company for listing during a certain time frame, etc.
  • Traveling or at a listing / showing appointment - You may be surprised at the effect of simply showing that you are busy and working.
  • Just finished showing a property to a buyer?  You can send an update that entices more people to look.  An example message would be: Just showed a 4 bd 2 ba house in Yorba Linda. Buyers making an offer. Other listings in this neighborhood, call for an appt!
  • Can't pick up your phone for a while because you're in an office meeting or otherwise unavailable?  Send a tweet letting people know when you'll be available again.  Normally if a new prospect goes to your site and calls you and reaches your voice mail, you run a high risk of them hanging up and finding another agent to call.  If they see that you're in a brief meeting and will be available to answer your phone in a half hour they are much more likely to call you then instead of moving on.
  • News-worthy real estate items (HOA meetings, interest rate cuts, etc.)
  • Goodwill messages - For example, if you are on the road and pass a new construction zone, car accident, or traffic jam you can Twitter to let people know so they can choose another route.
