Celebrate your Transaction
with a Closing Gift

At the close of a real estate transaction, most of us feel like celebrating (especially the agents involved!) To commemorate the end of a transaction, a closing gift is a wonderful way to make a lasting impression and to let your clients know how much you truly appreciate their business.

If you are already in the habit of sending a closing gift to your clients, why not accompany the gift with a short and sincere hand written note to thank them for working with you. It may seem old fashioned - especially in the "Internet Age" - but there's nothing more personal than receiving a letter written by your own hand.

Here's an example:

"Dear John and Jane,

This is just a quick note to tell you how much I enjoyed working with you during the purchase (or sale) of your home. In the real estate business, we talk to people every day, but it's especially rewarding to work with wonderful folks like you.

Feel free to visit my website at www.Susie4RealEstate.com any time for the latest real estate news, community information and a complete Home Resource Center.

Thank you for choosing me to represent you in your real estate transaction. I wish you both the best in your new home.

Sincerely,"

A reference to your website invites "John and Jane" to return often for helpful real estate tools. And, if you have our Intellicards program, now would be a great time to add your new clients to an address book (if you haven't already) and set them up on a regular campaign to keep YOUR name and website fresh in their minds.

Read the following from real estate professionals who are using Advanced Access' Marketing Tips to their advantage:

"We currently updated to the new web site upgrade with Advanced Access. This $100 charge has been the best money we have ever spent. The new design with vary appealing graphics and the ability to add new pages is by far the best feature of any Real Estate web developer.

Since this upgrade our web site traffic has increased over 1000% and the user stay and view the pages. The best benefit is they email or call to help them buy and sell. The Sellers, Buyers, Builders, are all very impressed.

But most of all I am impressed with the money it has made and the relationship it has started."

"Thanks to Advanced Access, our site brings hits from all over the world. We used to think that the internet would rob us of our sales, but the exact opposite has proven to be true.  Every year, 15-25% of our business is generated from our site, and we have many success stories.

This one is our favorite:

September, 2001: Email from a guy in New York, he and his dad are thinking of buying a rental in San Diego county, as a hedge against inflation, in case they decide to move here some day. As usual, we responded, asking for phone # and more information. They said they were coming here for a visit, and would we like to show them around the Carlsbad area. (Of course we would like to act as a taxi driver for them!) They came, we showed them what they wanted, and some that they did not want. They fell for the one they didn't want. They returned to New York, and lo & behold! The wife said, "Why didn't you buy the one you saw?" Of course, he didn't DARE buy one his wife had not seen, we all knew that wouldn't do. So . . . soon Rick & Janet came to San Diego. We showed them around, there was nothing she liked, (the OTHER ONE had already sold). After seeing our site, they decided to wait (? ? ?), and let us email the stuff they wanted.  (This is fun, right?) So we started; e-mailing photos, checking out the new listings, e-mailing more photos.

We spent TEN months previewing homes, e-mailing photos, tons of phone calls. After about 9 months of this, my partner said "I'm tired of looking at houses for them when they'll never buy." In July, we found "THE ONE", but is was new on the market, only 2 days. We knew they had to act fast . . . and they did. They flew out here, arrived at 4:30, we saw the house, they fell in love, we wrote the perfect offer, and by 11:30 that night, we were under contract, beating out 2 other offers. Closed in 21 days, and now they have moved to Escondido (they wanted Carlsbad) and they are happy as clams, enjoying a neighborhood Bar-B-Q thrown in their honor, just to meet all the neighbors. Now, Dad is on his way here to retire, and the people at the Bar-B-Q will soon be our clients, as Rick & Janet are our best advertisement ever, bombarding the neighbors with the names of the best agents they found on the internet, who got them their dream home. (They have also become our lifelong friends in the process.) No one goes away without our site, no one talks to us without knowing about our site, and no one looks at San Diego on the internet without seeing our site . . . Thanks to Advanced Access!"
