When you acquire a listing, what is one
of the first things you do to "get the word out?" You
place your sign in the front yard or in a prominent place next to
the property. This is basically stating that the home is for sale by
YOU, displaying YOUR phone number, and YOUR
company name. The same is true when you hold an Open House.
Do you have your website address
displayed on your sign rider? Your personal website is one of
the best marketing tools you will ever have. It is working for you
twenty-four hours a day, and seven days a week. Your website is
displaying your featured listings, all the listings in the MLS,
community and school information, free reports, extensive homebuyer
and seller tips, local businesses in the area, and it even provides
free gifts to anyone who stops by.
All that information is contained in
your website. That is MUCH more than just your name, company, and
phone number. The potential client may not be ready to call you, but
you can certainly make it EASY as possible for them to visit your
website. Being on the Internet allows you to communicate with your
potential client in a non-threatening manner. Through your website,
a consumer is able to explore all the advantages you have to offer
without committing themselves to something they might not be ready
for.
If your website contains everything
that consumer NEEDS and WANTS to help them make an informed decision
about real estate, you can bet they will mark your site as a
favorite, and be more likely to remember you when they ARE ready to
purchase.
Your next assignment is to think about ordering sign riders with
your website address. There are a couple of different ways to
display your website address on a sign rider:

Here at Advanced Access we think that
simply displaying your website in big, bold letters is the best way
to go. Be sure to capitalize the first letter of the actual words as
it makes it easier to read the entire address. If your website is
your name, capitalize the first letter of your first and last name.
If someone is driving by, their eyes will be able to focus on your

It is a small detail, but it will
really make a difference if someone is driving past your sign rather
quickly. Because the Internet is not case sensitive for domain
names, either way your website address is entered, your prospects
will be able to find you.

Joel has his website address on his
listing sign, open house signs, and even on the back of his car!
Joel says, "When I hold open houses, I have at least 6 signs
all over and normally have 8 - 10. In fact, (another true story)
while I was setting these signs up to take the picture in front of
my home, a gentleman stopped to ask me how much my house was. That
would have been hard to explain to my bride...Honey, I just sold the
house!" Joel has his website on his business cards, flyers,
every e-mail he sends, and in every traditional ad that is
published. Joel says, "It's on everything I do...and it
works."
Joel also has his website address
displayed on the back of his car. Joel said, "I had
two folks walk up to me at a gas station after seeing the decals on
the back of my truck and ask for a business card. I'm helping them
both at present find a home."

Ferrari, Orange County Real Estate
 Debbie
Ferrari, "The Internet REALTORŪ" has one of the most
well-known and most awarded realty sites on the Internet, but
especially in Orange County, California. Orange County's largest
newspaper, The Register, rated Debbie's site #1 on its annual
"top ten list" of Realtor web sites as early as 1998.
Today, industry leaders and even most real estate professionals
agree that no Web site dominates the real estate Internet in South
Orange County like Debbie's does. Debbie
is branded by a caricature of herself driving in a little red
Ferrari. (Yes, she IS related!) Debbie executes a comprehensive
Internet marketing program, including her
website address on all of her listing signs, and massive web
exposure. Debbie firmly believes in 'trunk advertising' and has her
website address prominently displayed on the back of her Mercedes.
In addition, Debbie's license plate proclaims her to be a 'WEBRLTR'. Judy
Pete - Chester County Real Estate
Judy has her website on just about
everything with her name and phone number, including her for sale
signs (both sides :-). In addition, Judy has a sign at each of her
listings that includes her special 800 number and the unique mail
box extension number for the property (includes fax back info
through Proquest). Judy says, "I love listings on busy
streets!"
Judy also has a brief "Ad"
for her website on her voicemail message that directs callers to her
website if she is not answering her phone. Judy said, "I
received an e-mail from someone that said, 'nice website, called you
by mistake. Just wanted to see it'. Wish I could say that they
turned into a buyer :-) lol"
Judy says, "I use the
stickers for my directional signs too and I have one that includes
my name, telephone number and website. My primary goal in all of my
advertising is really to get people to the site. The website, I
feel, offers the best service to my Sellers and Buyers."
Judy, it looks like your plan is
working! Last month Judy clocked 9,313 unique visitors for the month
of April. "The growth has been continuously upward which is
not only gratifying but continues to amaze me," Judy says.

Dan
Hill - Phoenix Real Estate

Adding a Sign Rider for public view
is most important in promoting my website and listings. "Featured
Home at: www.4RealEstatePhoenix.Com" is what Dan Hill uses.

Another great example of a website
address on a listing sign is by The Ken Williams Sales Team. In
addition to great exposure through their signs, the Ken Williams
Sales Team loves to use Third Level Domain Names to advertise
specific sections of their website.
