QuickHomes® Features Last week, we talked about our major upgrade to QuickHomes® and the differences between our two different services. Advanced Access offers two separate IDX choices to our clients; our regular IDX solution, and our new QuickHomes® product. If you don't recall having one of these features, the best way to check is to login to your Virtual Office, click on Property Tools, and if you have IDX or QuickHomes as a selection then you are indeed signed up. QuickHomes® and our regular IDX solution are available in designated MLS' throughout the country, and offered in all areas in which Advanced Access hosts the MLS/IDX data. Last week, we received quite a few inquires regarding availability of your MLS. While we wish Advanced Access had the resources to download every MLS in the country right away, that is not possible. Many MLS’ do not have FTP downloads, do not allow agents access to download information, or simply do not allow Advanced Access to download the information because your MLS may only have one approved vendor. For the past two years, Advanced Access has been accumulating additional MLS’ to our download list. Currently we perform more than 90 MLS downloads per day. Every MLS has a different set-up and rules to which we must adhere. In fact, Advanced Access has a complete MLS Department dedicated to performing MLS downloads. Staying on top of the MLS downloads across the country is a tremendous responsibility. We appreciate your patience if you have sent in an inquiry in to us for your MLS to be downloaded by Advanced Access. There may be a delay to download your MLS because of the time it requires. A Sneak Peek at our Fabulous Features Map Search Features - Available in IDX Solution & QuickHomes® The MAP Search feature allows the consumer to quickly and easily 'draw a box' around a specific geographic area and perform property searches within that area. With Map Search, it is now possible to search on a specific area "within" a city, instead of searching the entire city. Visitors can highlight the area in which they are interested and find out how many properties are listed, where they are listed, and what points of interest are located nearby. After you have selected a particular area, click on the box that reads 'Show Properties on Map.’ QuickHomes® is geocoded to place every property that includes an address on the map. Use your mouse to scroll over the properties for quick details. Navigate down even further to the neighborhood you are viewing. As you have zoomed in on your neighborhood, notice the street information along with red stars indicating where the local schools are located. You then have a choice to 'click' on a home to learn more about it, or use the fields below to narrow your search by price, square feet, beds, baths, and more. While you are viewing a property note the fabulous slide show of property photos, or you may click on the photo you would like to see and it will be featured on the listing results. Attractive icons to request more info, print the listing, use a mortgage calculator, or email the listing to a friend are available, along with an icon to 'Map Property'.
Clicking on the
“Map Property” icon will reveal a detailed map of the location of
the subject property. The consumer then has the option to find more
properties within a mile radius with the choice to use previous
search criteria. Other Advantages to Map View... Our new 'Map View' has many advantages to show off properties in the area. If you are searching in the 'Search Page' tab to select your criteria for a home, you have the option to select 'Map View' to bring up the results of your criteria. Searching for the city of Yorba Linda and a price range of 500,000 to 600,000 and hitting 'Map Preview' will then display the map of where all properties are located. That will give your consumers a feel of where exactly the property is located. Below, you can see that 9 matches were found using that criteria and the homes are nicely mapped out for your view. You can then click on a property, or switch to another viewing option such as Text List, Large Preview, or Small Preview. ** Note: Defaulting your consumers search to 'Map View' is a preference that is available to QuickHomes ® users only. Wizard Search - Available in IDX Solution & QuickHomes® Wizard Search is another new feature available as one of the searching tabs on your IDX Solution or QuickHomes ® product. Wizard Search will take consumers through the search for property 'step by step,' making it easier for them to target the homes they want QUICKLY! NEW! Custom Link Features - Available in IDX Solution & QuickHomes® Now you can create custom layouts for your Search Page, Map Search, or Wizard Search to entice your visitors to locate their dream home with their own specifications. Advanced Access recognized the fact that you need the flexibility to create your own custom layouts to display your listings. Your Virtual Office 'Custom Links' section has three different items we would like to discuss. Default Searches - Default Searches is the section where you can view the default links that Advanced Access has set up for you. You can choose to view the link or 'Copy' a layout, where you can then edit it in your 'Create a Custom Layout' section. Create a Custom Layout - A Layout consist of all the fields your users use to search. Creating or editing a layout will allow you to display a few fields for your consumers to search (price, beds, and bath) or make an Advanced Search to narrow down their options (include square feet, year built, MLS #, address, number of garages, and more!) Creating a custom layout is as simple as deciding if you want one column or two... Which available fields you would like displayed... Which available features you think your consumers would use to search... Then, saving and finishing your custom layout. You have the ability to create all of your search fields for any of our different tabs; Search Page, Map Search, and Wizard Search. Creating a Wizard Search would be creating separate layouts on pages to 'walk' your consumers through the process of finding the perfect home for them. How would you like your consumers to search first? By City? What is the next step you would like them to take? Guide them through the process of finding a perfect home by creating a customized Wizard Search. Creating the Perfect Match - The Perfect Match may sound like a dating service but in reality this gives you the power to create a 'perfect' link consisting of a customized Search Page, Map Search, or Wizard Search. After you have created your specific custom layouts, you can create the Perfect Match for your consumers to browse through. This gives you the power and control over your different links. This option is fantastic for power users who wish to create a different 'Search Page' for different scenarios yet have the same Map Search and Wizard Search available on the selected tabs. For our QuickHomes ® users, you may want to create specialized maps by setting your 'Map Extent' to a certain neighborhood. You can then keep your Search Page and Wizard Search the same customized link while having the flexibility to set your Map Extent. For example, you can set a customized version of your map to zoom down to Anaheim, CA on your Anaheim page. You can also have a separate version for your Placentia, CA consumers. Make it easy on your clients to find the neighborhood they are looking for and then click to view available properties on an easy to view map!
