Bring On the LEADS!
Many of our clients
enjoy the benefits of participating in the Advanced Access Forums.
The forums are a real estate “think tank” of sorts open to our clients
for sharing ideas, asking for help, and just learning more about your
website in general.
Topics discussed on the forums range anywhere from CMA’s and marketing
advice to email or a good joke needed every now and then. A
camaraderie has developed among our forum members that has continued
to knit the ties of the Advanced Access family even closer together.
Recently we held a “Mini Contest” in the Advanced Access Forums. The
contest was spurred by a recent peak in questions about lead
generation. We asked our forum members to post their best ideas for
generating good leads. As times continue to change, there must
always be new and improved ways of reaching those in your market.
Sometimes these ideas are simply a throw back to the “good old days”
(you know; BEFORE computers), while some ideas are right in front of
you waiting to be used within your website.
We chose the top four ideas, and awarded one ‘Honorable Mention’ in
our contest….and the winners are:
First Place:
Gene Carey for his
lead generation form
Gene Carey of
Grayslake Real Estate utilizes Secure Area to obtain leads of a
higher quality with a search criteria form that precedes his MLS
search pages. His form does not require a phone number, and yet he
gets excellent results! The key is making the form appear as little
like a ‘registration form’ as possible. His search criteria form is
the standard Advanced Access Dream Home Finder form with some
modifications. The Secure Area type he uses is called ‘Single
Password Login’ which allows access to a section using a universal
password. How do his visitors obtain the password? They must fill
out the form, then upon submission, the password will be automatically
emailed to them. The secret: this requires the visitor to enter a
valid email address.
Gene says, “Adding additional criteria items will get results like
the following [see below] which will allow you to send them listings
that better meet their criteria without making their phone number
mandatory”

Second Place:
Matt Scoggins for his drive thru idea
Matt Scoggins, webmaster for Louise Scoggins of
Atlanta Real Estate says, “When going through the drive-thru in
the morning to get your coffee or breakfast, pay for the person's bill
behind you and leave your business card with the cashier to give to
that person.”
Third Place:
Charles for his charity involvement idea
Charles, webmaster for Jacqulyn Richey of
Las Vegas Real Estate says, “Volunteer at a charity! As some
of you may know, my wife and I are very active in
animal rescue in Las Vegas. Jacqui has ended up with dozens of
clients referred through people that have adopted a cat or dog from
us, some even before she was a realtor. Not to mention all of the
animal lovers that choose her because she does animal rescue. Plus you
are giving something back to the community and that is never a bad
thing.”
Fourth Place:
Ken Smith for his door knocking idea “with a twist"
Ken Smith of Arlington Heights Real Estate says, “Door knocking with a
twist. I plan on going out with flyers describing NAR's relief efforts
and where money can be sent. This will get me in front of people and
add to my market presence without having to talk about real estate. It
will also show what Realtors are doing to help out in this time of
need. Helps the victims, helps my name brand, and helps Realtors in
general with their reputation.
Also wanted to add
that one mass e-mail to past clients and family got 6 responses of
donations. This is in 24 hours and I know some people haven't even
looked at the e-mail yet. Let people know about NAR's effort as they
are the only place that 100% of your money will make it to the
victims.”
Honorable
Mention: Dan Hill for his tricked out golf cart
Dan Hill of
Phoenix Real Estate uses his golf cart as a mobile advertisement.
He has acquired quite a few listings due to this marketing technique.
