This is your Marketing Tip of the Week from Advanced Access!

In our July newsletter we introduced some exciting new optional enhancements to your website: Local Partners and the Communications Center. In this week’s Marketing Tip, I am going to explain the advantages of and techniques you can use for Local Partners. Next week I am planning to cover our Communications Center and how it works. 

Local Partners is a program that allows you to create individual homepages for businesses in your area, or link to their personal web site.

If the local business has a web site you can add an icon (small photo representing who/what they are) along with a short description of the business, and then link straight to their web site.

If the business does not have a web site you can add an icon, short description, and the program will link to a separate page that describes the business and how they can help the consumer. The page will also list their address, phone number, and will include a contact page that will send them an email. If they do not have an email address, the contact form will go straight to you. You can then pass on the message to the business you are recommending.

Local Partners allows you to start networking with the businesses in your neighborhood. Some examples of businesses to be included in your Local Partners page are:

  • Local Pet Store
  • Bike Shop
  • Dry Cleaners
  • Tailors
  • Car Dealership
  • Mortgage Lender
  • Local Handyman
  • Landscaping Service
  • Jewelry Store
  • Pet Clinic

Now you are wondering, "Why should I put these local businesses on my web site?" The following is a brief scenario with an example of how to successfully work with your Local Partners and receive fabulous results.

The Scene: You’re walking into your local jewelry store....

You: “Hi there, I come here often to get my watch fixed and my jewelry cleaned. I really love your shop – you’ve always given me wonderful service.”
Store Owner: “Why thank you! I'm glad to help anytime!”
You: “Do you by chance have a website that I can refer people to?”
Store Owner: “Well... I haven't really gotten around to getting one online but I started thinking about it a couple months ago!” 
You: “As it happens, I'm a real estate agent and I frequently get questions from prospective home buyers about the local businesses and shops in this area. I have a personal web site that I direct my clients to so they may browse through the area to look for homes, local schools, and local businesses to get a feel for what's around them.” 
Store Owner: “Wow! That's a great idea. Well for now, I have a couple of coupons you can pass out to your clients.”
You: “And here’s another idea. I have a Local Partners page on my website. I like to advertise the partners that I highly recommend to my clients. My site receives hundreds of hits per month. I advertise my web site on all of my business cards, newspaper ads, and all the online real estate related websites to drive traffic to my site. I would really love to advertise your business there as well. Is that okay with you? You have such wonderful service here and I want to make sure all my online buyers know about your business.”
Store Owner: “That would be great! Thank you so much! I have an email address that you can put on there so people can contact me.”
You: “Great! Do you have a brochure that I can take with me to use for the description of your services? I'd like to put a coupon on there that you only give to people who found your page online. Maybe just 10% off? Now, when anyone asks you if you are on the Internet, you can tell them to get your online coupon from www.YourDomainName.com where you are featured in the Local Partners section. People will be able to email you from a special contact form that I will put together for you. Here is my card so you will remember the address. Check my website in a couple days and your special page should be up and running.”
Store Owner: “This is wonderful! I'm so excited that you came in today. I'm going to tell all my customers about my web page.” 

Okay, so maybe he won't make a banner and fly it over his store with your personal domain name. But you can see where this is headed. The odds are pretty good that Mr. Store Owner will probably mention his new page to all his family members and tell them to check it out. You can also bet that he might mention it to the customers that walk into his store. Those customers might be looking to buy or sell a home in the near future. We’re talking EXPOSURE, EXPOSURE, EXPOSURE – the name of the game in Internet Marketing.

If you already have the Local Partners program on your web site, simply login to your Virtual Office. Once you go into the program, all you need to do is type in the information Mr. Store Owner gave you. Do you have a scanner? Scan a picture from his brochure to put in his 'special' page. Have a digital camera? Go snap a picture with him waving in front of his store.

The more excited you are about the fact Mr. Store Owner is going to have his personal page in your web site, the more he is going to brag about it to his family, friends and customers – people who may want to use YOUR real estate services.

These are the special touches that will personalize your website. If you get excited about it, so will everyone else. Networking in this fashion will pay off in the long run with MORE exposure to your website, and MORE chances for advertising your real estate services to the public.
