Guestbook Proves to be a Powerful Lead Generation Tool!

According to a survey sponsored by the California Association of REALTORS®, 50% of ALL home buyers look on the web FIRST before they ever contact a real estate professional. When a home buyer visits your site, why not make it easy for them to tell you who they are? An optional "pop-up" guestbook is less invasive than a mandatory sign-in form, and you can consider the visitors a good prospect for future email marketing. If your website visitor voluntarily signs a guestbook on your site, chances are they're serious buyers. Buddy Blake from Wilmington, S.C. has enjoyed great success with his "pop-up" guestbook

To achieve this "pop-up" guestbook for Buddy's site, we set up a simple java script form in the programming of his website. In adding this java script, a special Guestbook will pop up when someone visits the main page of his website. After the visitors signs in to your guestbook, the information is automatically added to the Intellicards program, and Buddy has set up an autoresponder (through his Communications Center) so the visitor receives an immediate e-mail message. The result? A GREAT first impression, as the visitor is pleasantly surprised to receive a message from Buddy so quickly after filling out the information in his guestbook.

Once you have been to the website and have seen this form pop up, the Guestbook will never be shown again to a repeating visitor. This way, potential clients won't be inconvenienced with pop-up windows every time they visit your website.

Another option is setting up a mandatory Guestbook that prospects must fill in before being given access to your listings. Although a required guestbook is more invasive than an optional form, it will give you a record of each visitor who has viewed your listings so you may contact them in the future.
