Be a Problem Solver and Generate More Income
From Buyers & Sellers!

What are some of the typical problems that your buyers and sellers face? As a savvy and proactive REALTORŪ, your job is to anticipate and alleviate some of those problems through the information contained in your personal online website.

As a professional real estate agent, it's important to realize that in order to succeed in your online marketing campaign, you need to address the SPECIFIC NEEDS of your prospective clients. DON'T simply sell a product -- instead SOLVE the PROBLEMS of your prospective buyers and sellers.

To help solve the problems of your online visitors, you need to be aware of what they want, and how best to answer their needs with real world solutions. Your online buyer or seller's primary goal is to resolve the specific problem that they have. So, if you can solve their problems, you will reap the rewards!

So, what are some of your BUYERS' needs?

  • Most buyers need help researching the AREAS in which they may be interested in moving.  How can you help?  In your website, you have an extensive section for Community Information.  Your community links section includes a broad selection of area entertainment, restaurant reviews, general area information, and links to cities and communities in the area.

  • If your buyers have young children, they will need to decide which schools will best serve the needs of their family.  How can you help?  Your website includes a search engine for school information. Your buyers can search using a city or zip code that accesses the American School Directory. Along with providing links to local K-12 Schools, your website searches all the local colleges and provides links to your consumers for Financial Aid and Scholarships.

  • To purchase a home, in most cases your buyer needs to be pre-qualified for a home mortgage. How can you help?  If you have buyers who need this information, ask them to visit your website as you have direct links to updated interest rate information. In addition, your website offers extensive articles in your 'Buyer's Tips' section regarding down payments, closing costs, and financing incentives.

  • Don't forget the most important item... Finding the right HOME for your buyer.  How can you help?  Your website is a "one-stop-shop" for the online home buyer. Ask your prospective buyer to visit your Internet Property Search page on your website. Don't forget to keep your "Featured Properties" section updated to ensure your online visitors have a reason to return to your website.

What are your SELLERS' needs?

  • When your client is selling their home, the process can be very confusing and stressful. How can you help? Your website has an extensive 'Seller's Tips' section that EXPLAINS the entire process. Make sure your sellers are aware of this valuable information in your website. It can help the home selling process go more smoothly.

There are SO many ways you can HELP your prospects solve their problems through your website. By actively promoting the problem solving information in your website, you will ensure its continued success, AND your clients will thank you for your professionalism with their real estate business.

With all this powerful information, your job is to make sure your clients KNOW about how to find the things they need within your website. When your clients call, refer them to your website for more helpful information. Make sure you have your website address on your voicemail, business cards, stationary, and other letterhead. Promote your URL on your sign riders on all your listings.

If possible, set aside thirty minutes at the end of each week to concentrate on different tasks that will promote your website to both your current and potential clients. To make your website work, you need to invest your time into promoting it on and off the Internet.

* Keep promoting your website day in and day out.
* Try a variety of options.
* Use trial and error to determine what works.
* Spend a little time each week to brainstorm with friends for more ideas on promoting your personal website.
