Freshen Up for the New Year

Search engines are always on the lookout for websites that have fresh, new, unique content. These websites tend to get better SEO because, naturally, they stand out from the rest.

When was the last time you updated the content on your Advanced Access website? A new year is almost here! Why not update your website to get better SEO in 2012?

While a lot of content on your website rarely changes, you can still work in some updates. One quick and easy way to keep your real estate website fresh and new is by updating your bios and testimonials.

Updating your bio: It’s true that you’re the same person you were when you started your real estate career. But surely, you’ve gained plenty of new experiences along the way — don’t be shy! Put that in your bio! Also, feel free to pepper your bio with any and all personal information you feel comfortable sharing. The more personable you look, the more likely it is that prospective clients will warm up to you.

Updating testimonials: Because you’re a busy and successful real estate agent, you’re interacting with a slew of people each year! You help them through one of the most important decisions they’ll ever make in life — ask them to write a quick testimonial about their experience with you, and try to add a new testimonial to your website each month if possible. This will show everyone who happens upon your website that you’re always moving forward!

Best Holiday Gadgets

Can you believe it? Christmas is only a few short days away! If you’ve let the holidays sneak up on you, don’t worry! There’s still time to run out and snag some last minute gifts. Similarly, there is still time to make some adjustments to your own wish list. Technology seems to be what everyone wants this year – if you still don’t know what to ask Santa for, here are some ideas!

Digital Camera
Snagging a good digital camera is supremely helpful for any real estate agent. It is widely known that photos can make or break a listing; when a home buyer is searching for homes online, he or she can be convinced to buy or pass by the quality of the photos. Go for a camera with a higher megapixel count in order to produce higher quality photos. Also, most digital cameras can record videos now, and videos can an extra interactive element to your listings. According to CNET, if your budget is relatively low, the Canon PowerShot A1200 is a great choice for shooting stationary objects (homes and their interiors) for between $87 and $130. If you have a little more cash to spend, the Canon Rebel XS 10.1MP Digital SLR Camera is awesome – it’s easy to use and produces great images that make “budding photographers” proud.

GPS
A global positioning system device is a great addition to a real estate agent’s collection. Whether you have a listing that’s out in the middle of nowhere, or one that’s smack dab in the middle of downtown, just enter the address in and let it take you where you need to go. Also, a lot of new cars come equipped with built-in GPS devices – make sure your software is up to date!

A personal tablet
Tablets are an excellent new way to keep yourself organized and your business running proficiently. They do a lot of the same things computers do, but they’re smaller and sleeker. They’re also easily portable, perfect for any busy agent on the go. You can manage your email, calendars, appointments, and contacts, and well as develop great listing presentations with your tablet. A SmartPhone
It’s hard for a real estate agent to get by without a smartphone these days. Home buyers are so used to the instant gratification they get from the Internet, that they tend to hold agents to that same standard – they’ll get in touch with agents, and whoever responds fastest gets their business. With a smartphone, you can answer emails and phone calls as soon as you get them, leaving your competition in the dust! You can even take lower quality photos and videos if you’re out and about and forgot your camera. You also have access to the Internet and thousands of useful apps. The Importance of Social Media

Last night, my husband Dan and I went to our friends’ house to visit them and their new baby. When it was Dan’s turn to hold the little bundle of joy, I told him, “Hold still! I need to get a picture of this!”

Then I quickly snapped a shot with my smartphone, trying to catch both Dan and the baby in a happy moment. Husbands and babies can be awfully squirmy, you know, so timing is everything.

As soon as I took the picture, Dan went back to causally conversing with our friends. A few seconds later, he felt a buzz in his pocket and stopped talking to check his phone.

He shot me an accusatory glance. “Already?” he exclaimed when he saw the email notifying him that I’d tagged him in a picture on Facebook.

I just shrugged. “Yep.”

This is our new reality.

With each passing moment, social media becomes more and more integrated into our daily lives. As a real estate agent, this is the new (and easy) way to communicate with your prospects and clients. If you haven’t already gotten involved, I strongly urge you to start using social media to communicate. If you’re not sure where to start, here are some ideas.

Facebook. With 800 billion users worldwide and counting, Facebook is clearly the spearhead in the social media craze. The Facebook community is a social media phenomenon unlike any other — people almost literally live on Facebook, and with Facebook’s new Timeline feature, users are able to share lay out their entire lives in digital form for all their friends to see. This is beneficial to you because it shows you what is important to your clients so you can engage with them better. And, there are Facebook apps for almost every smartphone which makes staying in touch that much easier!

Twitter. A bit younger than Facebook, Twitter is a way to share “tweets”, little short bits of information with a 140 character max, with those who follow you. When Twitter first launched, it was web based with a cell phone component — tweets could be read on the Twitter homepage or be sent straight to people’s phones as text messages. While that element is still available, Twitter apps have made browsing through tweets on phones a lot more convenient. Have a listing you’re excited about? Tweet something short about it! It might excite your followers enough to check it out. Plus, if you see any of your followers tweeting about their struggles in searching for a new home, you can reply to them publicly or send them a direct message. An added bonus to cut down on confusion: Twitter’s web interface has changed drastically since it’s initial launch. At the time of this writing, it is taking on a Facebook-ish look, so if you’re familiar with Facebook, you should be able to navigate Twitter as well.

Google+. Speaking of platforms that mirror Facebook, Google+ (whose layout is very much like Facebook’s, with a Google touch) is the newest kid in the social media classroom. Though it’s still catching on, Google+ allows users to share posts with certain “circles,” or, groups of people. For instance, you could group your Google+ friends by putting family members in a circle labeled “Family,” which would allow you to share pictures of your kids with ease. Similarly, you could have a “Real Estate Business” circle and post your listings for only those people to see.

The bottom line is that social media is the easiest (and cheapest!) way to reach your clients and prospective clients. It’s a great way to build relationships with these people that could possibly escalate into a business exchange. Make 2012 the year that you convert more leads on social media!
