NAR Reports Record Existing-Home Sales Expected for 2004

Source: RISMedia.com

Unexpectedly strong job growth will buffet the impact of higher interest rates and help to push existing-home sales to a record in 2004, according to the National Association of Realtors (NAR).

David Lereah, NAR's chief economist, said job growth could reach 3 million this year. "The economy is moving quickly now and the Fed is likely to raise short-term interest rates on June 30," he said. "The market appears to have anticipated the move and has priced it into 30-year mortgage rates, but the cost of financing remains historically low and strong demand will push home sales to a record this year."

The 30-year fixed-rate mortgage is expected to reach 6.9 percent by the fourth quarter. "At the same time, unemployment should drop to 5.3 percent, so we continue to have a very favorable backdrop for housing," Lereah said.

NAR projects existing-home sales to hit a record 6.17 million in 2004, which would be 1.2 percent higher than last year's 6.10 million record. New-home sales should be essentially stable, slipping 0.4 percent to 1.08 million this year, just shy of the record 1.09 million in 2003, while housing starts are seen to be fairly even, down 0.3 percent to 1.84 million.

The median existing-home price is forecast to rise 5.4 percent in 2004 to $179,200, while the median new-home price should grow by 7.9 percent to $210,400.

Lereah said the U.S. gross domestic product is forecast to grow 4.7 percent this year, with inflation remaining under control. The Consumer Price Index is projected to rise 2.4 percent in 2004. "Energy prices could retreat, but more importantly, productivity gains mean labor costs should stay down. This means there is no cost-push inflation in the pipeline where rising costs would push up prices, and long-term interest rates will not be moving up significantly this year or next," he said.

Inflation-adjusted disposable personal income should grow by 3.9 percent in 2004, while the consumer confidence index is expected to rise to 96 in the fourth quarter.

Summertime is a Time of Energy and Renewal
Time to Renew Your Commitment to Internet Marketing

Recognized as a time of high energy and the beginning of new work cycles, the Summer Solstice is celebrated this month (June 21) in the northern hemisphere. The Summer Solstice is the longest day of the year, and the time when the sun is at its highest point north of the equator. The word solstice is Latin and means the "sun stood still."  Before and during the solstice, the sun appears to rise and set at almost exactly the same places.  Many civilizations recognize the solstice as a time when the energy from the sun reaches its peak.

Celebrate the spirit of the Summer by renewing your commitment to your Internet Marketing program.  Last week's Marketing tip discussed the importance of effective communication through email, and identified several different email signatures to help make it as easy as possible for clients and prospects to contact you.  Every week we send you a marketing tip, and we have found that our clients who read their marketing tips and put them into use are those with the greatest success on the Internet.  We keep all of our marketing tips on the Advanced Access website for your review, and invite you to check them out when you get a chance.

Some of our BEST Marketing Tips are those with success stories from our valued clients.  If you have a website or Intellicards success story you would like to share, please send it us at info@advancedaccess.com.

Send Patriotic Intellicards for Independence Day!

What better way to celebrate the Birthday of our great country than to send your family, friends, sphere of influence, clients and prospects an animated and fun Intellicards greeting via email.   Advanced Access offers a great selection of colorful and animated holiday greetings that you can use to remind your clients of the upcoming holiday, get them into the spirit of the season, and to let them know that you’re still in the real estate business.

Pictured above are three choices for holiday Intellicards – many more can be found in your Virtual Office.

In addition to the holiday Intellic@rd choices, Advanced Access offers a large selection of patriotic banners and website styles to decorate your website and to celebrate Independence Day in a colorful way.

Why not incorporate the summertime and patriotic theme into an EXPLOSIVE marketing plan for the next several months. After all, many of us keep our flags flying long after the end of the summer, and the spirit of patriotism is something we to which ALL can relate.

With flags flying everywhere around town - on homes, cars, and businesses, displaying a patriotic theme on your website will let everyone know that you’re in the spirit and at the same time it might just make a difference in your real estate business.

Featured AA Employee of the Month - Audrey Seiberling

This month we’re featuring one of our New Account Specialists, Audrey Seiberling.  Warm, positive, and highly efficient, Audrey works with our new clients and helps them get started with their website.  Audrey was born in West Covina, California and has lived in the same general area for most of her life. Growing up being the baby of the family, Audrey spent a lot of time around older siblings, which gave her a sense of early maturity as well as a craving to be the center of attention.

After graduating high school with a 4.3 G.P.A., Audrey ended up attending Platt College in Ontario, California, earning an AA degree in Graphic Design/Multimedia.  Thus began Audrey’s love affair with all things online.  Audrey has been in the Internet Marketing field since 1999 and truly enjoys her work.  In her free time Audrey enjoys singing for her band "Third Day Promise" with her husband of 5 years, Mauricio, who is also the guitarist for the band.  Audrey also spends a lot of time spoiling her miniature poodle "North."

Audrey is the youngest child of Denny and Janice Seiberling of Victorville, CA. Her parents met when they were 11 years old and have the kind of relationship that most people only dream about.  Audrey’s father, originally from Des Moines, Iowa, works for "Crossroads" which is a Christian owned car scrap yard where he delivers parts all over California.  Her mother, originally from Memphis, Tennessee, works for an escrow company preparing loan documents.

Audrey considers her job here at Advanced Access to be one of the most important positions available.  She says, “Aside from our expert sales team, I am the first point of contact for our new clients. The customer service that I provide for them becomes the foundation of their relationship with us.”

As a New Account Specialist, Audrey’s job is to introduce our clients to the services that we provide.  She excels at staying in contact with her clients to ensure that no question goes unanswered.  Audrey especially enjoys teaching her clients how to use the Virtual Office, as she feels showing someone how to do something that can enrich their portfolio as well as their career is very gratifying.

Audrey enjoys her job at Advanced Access, saying, “The environment here at Advanced Access is my favorite part about working for the company. To work somewhere that encourages you to thrive in your position while being able to express who you are as an individual is such a rarity.  I love the fact that each day while sitting at my desk the CEO, President, or one of many other high-level management positions within the company often come by and make a point of not only saying hello, but stopping at your desk to ask how you are or even tell a quick little joke to make everyone smile.  To know that you are not looked at as an employee, but more-so a co-worker is such a wonderful thing to be a part of.”

We are honored to work with someone like Audrey Seiberling who contributes so much to our team.
